What the 2027 rule says

Consumer Affairs Victoria lists three things. We do all three, and they're what the dated photos record.

What the standard requiresWhen it appliesSafehaus
External doors fitted with sealing or weather-stripping products around the entire perimeter, without impairing normal operationAt a new rental agreement, or when a current agreement converts to month-to-month, on or after 1 July 2027✓ Included
External windows fitted with sealing or weather-stripping products, the same waySame trigger✓ Included
Unsealed wall vents fitted with a product made of robust, non-shrinking sealing material that seals or closes the ventSame trigger✓ Included

Since 25 November 2025 the minimum standards must be met when a property is advertised. So the sealing needs to be done before the listing goes up, not after the renter moves in. Door snakes don't count.

If your property has gas appliances, a licensed gasfitter must do a gas safety check less than six months before the sealing is finished. If they find an open-flued or flueless heater, the sealing doesn't go ahead. We can organise the check for you, from $350.

Your renter gets a warmer home. You get the record that shows it was done properly, before anyone asks for it.

Safehaus is run by a former auditor who manages rental properties in Melbourne's east and south-east himself. We seal rentals the way we'd want our own done.

Gas safety check organised, from $350. If the property has gas appliances, the check must be done by a licensed gasfitter within the six months before draughtproofing. We book one of our gasfitters, line it up with the sealing visit, and keep the record for your file. From $350 including our booking fee; the gasfitter does the check and issues the record.

Minimum visit $149. Period timber sash windows are quoted separately. The thermal check shows relative temperature difference only and is not a certified energy assessment.

What we fit

Fixed seals only, fitted to the manufacturer's instructions, which is what the standard requires. Nothing that can be lifted out or kicked aside.

WhereWhat goes onWhy
Door bottomsScrew-fixed door bottom seal, brush or rubber blade, so it survives daily useRequired by the standard
Door framesCompressible rubber seal around the full perimeter. The door still closes and latchesRequired by the standard
Hinged and awning windowsRubber or foam perimeter seal in the frame. The window still opens and locksRequired by the standard
Sliding windows and doorsPile seal in the track and a jamb seal where the sashes meetRequired by the standard
Unsealed wall ventsA robust, non-shrinking closure fitted over the ventRequired by the standard

Questions landlords ask

Do I have to do this now?

No. Legally it applies at your next agreement on or after 1 July 2027. The best time is the next changeover between renters before then, while the property is empty and you can line it up with the gas check.

Does the price include the gas safety check?

No. It's a separate check by a licensed gasfitter. We can organise it for you from $350 including our booking fee, timed with the sealing visit, and the gasfitter issues the record. Not needed if the property has no gas.

Can't I get draught sealing done free under VEU?

Some of it, yes. Accredited VEU providers fit certain items at no cost, usually a door seal, exhaust fan dampers and a showerhead. They don't seal every external door and window or close wall vents, which is what the 2027 standard requires, and they come when their schedule allows. If you want the free items, get them first and we'll seal the rest. We don't fit the VEU kit; we use trade-grade seals from hardware wholesalers, chosen to suit each door and window. Our price is for the whole property, done to the standard, with photos for your file.

Do door snakes count?

No. Consumer Affairs Victoria says door snakes don't meet the standard. Seals must be fixed, cover the full perimeter, and leave the door or window working normally.

Will the windows still open?

Yes. The standard requires that seals don't impair normal operation, and we test every door and window after fitting.

Can the renter be home?

Yes, with the usual entry notice. It's quicker and simpler when the property is empty, but either works.

Managing a rent roll?

Send a work order with the address and the renter's contact. We arrange access, collect keys from your office if needed, seal the property, invoice the owner, and send the photos back for the file. Same price per property, no account minimums.
