Safehaus provides non-invasive, visual assessments only.

We do not:

  • certify compliance

  • diagnose faults

  • verify insulation through invasive inspection

  • conduct electrical, plumbing, gas, refrigerant or structural testing

  • confirm manufacturer specifications or efficiency levels

  • provide quotations or cost guarantees

All observations are based solely on what is visually accessible at the time of inspection.

No Guarantees or Warranties

While we make every effort to provide accurate information, Safehaus does not guarantee that:

  • the property is compliant with any current or future regulations

  • the property’s condition will remain unchanged

  • trades will agree with our assessment

  • regulators or tribunals will interpret requirements identically

All assessments are advisory only and should be verified with appropriate licensed professionals.

Regulatory Interpretation

Our guidance is based on our professional interpretation of:

  • Residential Tenancies Act 1997 (Vic)

  • Residential Tenancies Regulations 2021 (Vic)

  • Announced 2027–2030 Victorian energy efficiency standards

Regulations may be updated by the Victorian Government at any time.

It is the landlord’s responsibility to remain aware of current legislative requirements.

Limitation of Liability

To the fullest extent permitted by Victorian and Australian law, Safehaus:

  • is not liable for any loss, cost, damage or consequential expense arising from the use, misuse or interpretation of our assessments, and

  • limits liability to the amount paid for the service provided.

Third-Party Trades and Contractors

If Safehaus provides general information regarding potential upgrade works:

  • we do not recommend or endorse any specific trade

  • all installation, testing, and repair work must be carried out by licensed trades
